Got a chance to go inside again the house we have an offer on. And I really hope this one comes through. Not in the country, but nice.

Three bedroom, 1 and a half bathroom split level close to campus (within walking distance if you're stretching it, definitely within biking distance and don't have to go up hill). The bedrooms are huge, with the smallest being the same size as the largest in our current rental. I shall have room for a library (which will also be the spare bedroom) and a craft room. Lawnchair gets the smallest bedroom as an office and plenty of garage space for bike storage.

The garage is attached, but there is a 12' by 11' shed in the back. House is on an oddly shaped lot, about twice normal sized. Front yard is shaded by maple trees, but back yard is large and sunny. House next door was bought recently ([livejournal.com profile] lawnchair went to it as an open house when I was out of town, but it was sold by the time I got back) and has a pretty back yard garden. Property line in the back is demarked with lots of bushes, line to the east with a fence.

House is in good shape. Wood floors upstairs, carpet over wood floor in the living room. Has a utility room for washer dryer and an "office" which will be repurposed to be a pantry (Lawnchair and I have have slight food hoarding tendencies. Gardening will increase this). No basement (though a wonderfully dank crawlspace).

Really curious if the sellers will get around to an estate sale before we move in, because there are some things I'd love to offer on (awesome bookshelf, great sewing machine). I just hope it works out.

So, assuming this is the campus I think it is, you're talking south of Ninth, north of 15th, east of Iowa, right? Or west of Iowa, but around Harvard or Yale, right?

Good luck.

Second question is right. Living on a street named after a college I could care less about. Which might be better than living on a street named the same as a well known street in KC with a bad reputation. Thanks.

Make acquiring the furniture you are lusting after as part of your counter-offer.

We'll see. The sellers are very eager to get it sold and out of their hair. We told them they don't have to completely clean out the house (as an incentive for them to pick us - which probably came down to the fact we could get a traditional loan which is faster to process these days). The extra furniture is just a nice bonus if it is still there, as I do love my current sewing machine and don't need one with fancy stitches.
