affrecaCountry place looked at. Tempted. Very tempted. Scariest bit is the retaining walls on the drive in basement. Letting realty agent do more investigation (price range of similar places, if it is a modular house). Quite likely making an offer in the next week.
ETA: Grok seems to approve. She keeps snuggling the shoes I wore while walking around country house. I suspect some of the mint on the south side is part catnip.
